940 N Pearl St. – Historic Revival with a Modern Soul

Originally built in the 1890s as a school for boys, this Capitol Hill residence has lived many lives — from a multi-unit rental to its current form as a single-family home. Sustainabuilt was brought on to lead the full interior remodel and served as both builder and interior designer, working closely with the homeowners to create a warm, functional home that honors its history while elevating it for modern living.

The kitchen, now the heart of the home, was recently featured in Denver Life Magazine, recognized for its clean lines, material depth, and chef-worthy functionality. But this was just one piece of a full-home transformation. From replacing the original steam boiler to redesigning the stairwell and reworking the circulation, the project was a top-to-bottom revival — handled with care, creativity, and plenty of field problem-solving.

Design & Build Highlights

  • Full Historic Remodel
    Reimagined from its multi-unit layout into a light-filled, single-family home — including removal of dividing walls, new staircase design, and reconfiguration of flow throughout.
  • Chef-Inspired Kitchen
    Designed around the clients’ love of cooking and entertaining, the kitchen features custom cabinetry, a hidden pivot-door pantry, sculptural lighting, and an expanded island with seating.
  • Natural Cherry & Slat Wood Details
    Clean-lined cabinetry and a custom slat pony wall at the island bring depth, rhythm, and warmth without overwhelming the space.
  • Hand-Glazed Tile & Brass Accents
    A soft, tonal palette is layered with texture — including a handmade tile backsplash, subtle brass hardware, and a sculptural range hood nodding to the original chimney.
  • Thoughtful Mechanical Upgrades
    The original steam boiler was removed and replaced with an energy-efficient HVAC system. Plumbing, electrical, and framing were all updated for long-term performance and code compliance.
  • Design Solutions in the Field
    Original conditions like sloped subfloors, knob-and-tube wiring, and dramatically thickened exterior walls led to creative solutions — including blended countertop depths and hidden transitions that now feel architectural, not accidental.
  • Client-Led Collaboration
    The homeowners were deeply involved throughout the process. Sustainabuilt acted as their agent and design partner — helping refine their ideas into a space that feels both personal and timeless.
