2975 Hooker St. – Modern Victorian

This ground-up custom home in Denver’s Highlands neighborhood is a bold reimagining of the classic Victorian. Designed by ZAGA Design Group, built by Sustainabuilt, and co-designed in collaboration with Flemming Interiors, the home blends timeless architectural character with modern sensibilities, layered craftsmanship, and future-forward sustainability.

Every detail was considered to create a home that feels rooted in history yet fully contemporary. From blown-glass chandeliers imported from Italy to stained-glass panels salvaged from the Wrigley Mansion, this home weaves together a story of old and new, elegance and efficiency. At its core, it’s a house built to stand the test of time — architecturally, functionally, and environmentally.

Design & Sustainability Highlights

  • Airtight Envelope & Thermal Performance
Built with ZIP sheathing and R-60 roof insulation (closed-cell spray foam + blown-in insulation) for exceptional energy performance and airtight construction.
  • Euroshield Roofing
Made from 70% recycled tires, these impact-resistant shingles offer superior wind and hail protection while reducing landfill waste.
  • High-Efficiency HVAC & Heat Pump Water Heater
Ultra-efficient HVAC systems keep the home comfortable year-round with minimal energy use. The hybrid heat pump water heater uses up to 75% less energy than standard tankless options.
  • Electric-Ready Design
While currently operating on high-efficiency gas systems, the entire mechanical infrastructure was laid out for future electric conversion.
  • Cement Fiberboard Siding
Chosen for its longevity, fire resistance, and minimal maintenance — reducing resource usage over the home’s lifecycle.
  • Salvaged & Custom Design Features
    • Stained-glass art installation using panels salvaged from Chicago’s historic Wrigley Mansion
    • A reclaimed Victorian fireplace mantel from a late-1800s Denver teardown
    • Italian-blown glass chandeliers adding handcrafted light and personality
    • The now-iconic “Wonkavator” — a standard elevator that would’ve gone through the roof (literally) if not redesigned in the field
  • Low-VOC Finishes & Healthy Interiors
Materials were selected for their air quality, longevity, and style — including natural cherry cabinetry, engineered hardwood flooring, and low-VOC paints and adhesives.
  • Lifecycle-Driven Philosophy
The project was designed with a long view — prioritizing systems and materials that reduce waste, increase durability, and ensure fewer interventions over time.
