This ground-up custom home in Denver’s Highlands neighborhood is a bold reimagining of the classic Victorian. Designed by ZAGA Design Group, built by Sustainabuilt, and co-designed in collaboration with Flemming Interiors, the home blends timeless architectural character with modern sensibilities, layered craftsmanship, and future-forward sustainability.
Every detail was considered to create a home that feels rooted in history yet fully contemporary. From blown-glass chandeliers imported from Italy to stained-glass panels salvaged from the Wrigley Mansion, this home weaves together a story of old and new, elegance and efficiency. Airtight Envelope & Thermal Performance Built with ZIP sheathing and R-60 roof insulation (closed-cell spray foam + blown-in insulation) for exceptional energy performance and airtight construction.
Euroshield Roofing Made from 70% recycled tires, these impact-resistant shingles offer superior wind and hail protection while reducing landfill waste.
High-Efficiency HVAC & Heat Pump Water Heater Ultra-efficient HVAC systems keep the home comfortable year-round with minimal energy use. The hybrid heat pump water heater uses up to 75% less energy than standard tankless options.
Electric-Ready Design While currently operating on high-efficiency gas systems, the entire mechanical infrastructure was laid out for future electric conversion.
Cement Fiberboard Siding Chosen for its longevity, fire resistance, and minimal maintenance — reducing resource usage over the home’s lifecycle.
