Standard Finishes

Approximate range: $240 – $275 per square foot
This range reflects the quality and material standards that Sustainabuilt uses on our own custom home projects — not “builder grade” defaults. With Standard Finishes, we thoughtfully vet all materials, products, and assemblies to ensure durability, performance, and long-term value. Homes in this category feature efficient layouts and clean design, paired with finishes and components selected for quality and reliability rather than lowest cost. These are finishes and systems we trust and would choose for our own builds.

Upgraded Finishes

Approximate range: $285 – $315 per square foot
This tier represents an intentional step above our Standard Finishes — it’s still grounded and value-oriented, but includes a more refined suite of materials, thoughtful detailing, and enhanced system quality that we’ve selected based on performance and client satisfaction. With Upgraded Finishes, we incorporate higher-performance mechanical systems, more considered material selections, and design choices that elevate both the function and feel of the home without veering into luxury pricing. Features in this category may include upgraded cabinetry, premium fixtures, enhanced flooring choices, and streamlined design details that enhance daily living. These elements are curated for durability, aesthetic cohesion, and long-term value, reflecting the level of quality we choose for our own projects.

Designer Finishes

Approximate range: $325 – $395 per square foot
Designer Finishes represent the most thoughtfully curated level of build quality we offer — not simply more expensive materials, but intentional design integration and premium craftsmanship chosen for both performance and aesthetic impact. At this level, exterior and interior selections are elevated, with bespoke cabinetry, premium stone and tile, custom architectural details, refined millwork, and thoughtfully integrated mechanical and smart home systems. These elements are selected and vetted through our process to ensure exceptional durability, cohesive design expression, and lasting everyday value. While every designer project varies, this tier is tailored to clients seeking a highly refined built environment that reflects both creative intent and enduring quality based on real experience from our custom builds.

Construction manager

Client Directed Construction Management Program

For qualified owners who want to take a more active role in managing their construction project, Sustainabuilt offers a Client Directed Construction Management Program.

Under this model, the owner takes on a hands on day-to-day management role, while Sustainabuilt provides the professional structure, guidance, and oversight needed to help the project move forward with greater clarity, accountability, and protection. This option is designed for experienced owners who want the cost savings that comes from providing the majority of the construction management and a deeper involvement in the construction process while still benefiting from Sustainabuilt’s systems, expertise, and support.

What Sustainabuilt provides:
Sustainabuilt serves as the general contractor of record and continues to provide key project structure, including subcontractor vetting, contract management, insurance and compliance oversight, code and inspection coordination, quality control and quality assurance support, and experienced guidance through the construction process.

Participation in this program is available by screening only. Prospective participants are asked to share a brief summary of construction management experience so we can ensure this model is a good fit. For most clients, our traditional design build path remains the best fit.
This option can offer greater involvement and potential cost efficiencies but is not required — our standard design-build path remains most common for clients.
