This includes site analysis, spatial planning, architectural design, and interior selections, all developed in coordination with the broader project team.

Because design and construction are aligned from the beginning, decisions are informed by real-time cost, schedule, and buildability input. This reduces the risk of redesign, improves clarity, and allows the project to evolve efficiently as priorities are refined.

Throughout this process, we act as your representative, coordinating the design team, guiding key decisions, and ensuring that the design remains aligned with your goals, budget, and the realities of construction.

Pre construction

Pre-construction

Preconstruction and entitlement services are a critical foundation for any successful project. This scope can be provided independently or as part of our full design-build services, allowing us to support projects where design is being led by others.

During this phase, we act as your representative, working collaboratively with the design team and governing jurisdictions to align design, budget, constructability, and permitting requirements before construction begins.

Our role includes a detailed review of construction documents to identify deficiencies, inconsistencies, and coordination gaps. We evaluate the project for constructability, cost effectiveness, and long-term performance, providing ongoing feedback and cost analysis as the design evolves.

We develop project budgets and construction schedules to establish a clear path forward, helping ensure the project remains aligned with your goals from both a financial and execution standpoint.

In parallel, we manage and guide the permitting and entitlement process. This includes coordinating with the Authority Having Jurisdiction, assembling and reviewing submittal packages, responding to comments, and chaperoning the project through permit review and issuance.

This integrated approach reduces risk, improves clarity, and ensures the project is fully coordinated, permitted, and ready to move efficiently into construction.

Construction Management

During the project's construction phase, Sustainabuilt takes on the role of general contractor and construction manager and holds the ultimate responsibility to safeguard the owner's best interests.

As the general contractor, we obtain the necessary permits and insurance for your project and negotiate and hold contracts with a diverse and trusted team of subcontractors that complete the majority of the work. Sustainabuilt is responsible for all methods, sequences, and procedures required to complete the project in compliance with the contract documents and local code requirements. Sustainabuilt holds a Class B building contractor license which permits us to construct residential and commercial buildings up to 75 feet.

In the construction manager role, Sustainabuilt provides supervision and leadership, working collaboratively with all other parties to coordinate and drive the project's construction. We study every detail of the contract documents and strive to be the go-to project experts, allowing us to decipher and disseminate information efficiently and effectively.

The sustained quality phase is a critical stage in the construction process that focuses on maintaining a high level of quality throughout the entire project. This phase begins during the construction process and continues through to the final inspection and commissioning of the building. The goal of the sustained quality phase is to ensure that the final product meets the project's specifications, standards, and quality requirements. Sustainabuilt is responsible for monitoring the work of the contractors and subcontractors, as well as ensuring that all work is carried out according to the approved plans and specifications. The sustained quality phase may involve frequent inspections, testing, and reporting to ensure that the work meets the required quality standards. It also includes the resolution of any issues or defects that are identified during the construction process, to ensure that the final product is of the highest quality and meets the client's expectations. By focusing on sustained quality, construction projects can avoid costly mistakes and ensure that the final product meets the project's standards and specifications.
